Ibiza Country Villas has a team of multilingual professionals at your service (English, French, German, Italian, and Portuguese) who will provide you with the very best level of service.

If you have already found your “dream” house and have made up your mind to buy it,
right from the very first moment, we can help you with our advice, and assist you with carrying out all the administrative steps.

We check the status of the property on the Property Register to find out whether it is free of charges, such as mortgages and embargoes, checking rights of way, entitlements, usufructs, surface area and ownership.

We request a town planning report from the relevant Town Hall

We check to see if there are any payments pending:
e.g. Water/Electricity/Telephone/Town Hall tax/community fees

We help you agree payment terms and hand over, and assist in the negotiations with the vendor.

We help formalise the reservation, purchase contract, deposit…

* We assist with arranging a mortgage to purchase the property (if required).
* We can obtain a Foreign Exchange Certificate (only for non-EU residents) if the money is coming from abroad.
* We can request Military Leave (only for non-EU residents), prepare all the necessary paperwork on time for the Notary, arrange the appointment and provide as many documents as deemed necessary.
* We accompany you to the Notary to sign the Public Deeds of purchase, make payment, take possession of the property, and the Certificate of Habitability.
* We take the deeds to the Property Register within 30 days after signing them and settle any fees and taxes at the Settlement Office of the Autonomous Region.
* We visit the corresponding Town Hall to change the ownership of the property on the land register.
* We visit the water, electricity and telephone companies to change the name of the contract holder.
