Our services

If you have discovered "The Property" and you have decided to buy it, our specialist consultancy and conveyancing service is available to help you fulfil all the necessary steps, from the very first moment.

To carry out all searches relating to the property, to check for any charges and to establish the position of the home in the Land Registry: mortgages, embargos, rights, heritage, usufructs, land surface and title.

To request from the relevant Local Authority all information relating to the property: level of construction, building certificates, possibilities to extend.

To check for any outstanding payments: water, electricity, telephone, council tax, community charges etc

To agree terms of payment, transfer conditions and to help you in all negotiations with the vendor..

To formalise your reservation, your purchase option contract or your deposit

* To help you with the transact of the mortgage for the purchase (If it is necessary)
* To obtain currency certificate (only for non-resident in the UE) if the money comes from the outside.
* To ask for the military permission (only for non-resident in the UE) to Prepare the necessary documentation and with time for the notary’s Office, requesting for the appointment and contributing to this whichever documents is necessary.
* To go to notary’s Office to sign the writing publishes payment and gives the possession of the property and the certificate of habitability. To take the writing to the registry of the property before the 30 days of the signature of the writing, to liquidate rates and taxes, in the liquidator Office of the autonomous community.
* Go to the city council that corresponds, to change the entitlement of the property in the cadaster.
* Go to the providing companies of water, electricity, telephone, etc., to change the entitlement of the contracts.
