Optimism about real estate market activity in 2021

Colliers International publishes the Global Capital Markets 2021 Investor Outlook report, which sees optimism for real estate market activity this year.

The Canadian investment management company has prepared the study with the participation of more than 300 professionals and investors from all over the world. 

The analysis confirms "a very favourable outlook for the real estate sector in the long term", anticipating a 50% increase in investment activity in the second half of 2021.

According to Tony Horell (Head of Global Capital Markets at Colliers International), it is expected to "see an upward movement in the risk curve in 2021", with the residential market being the preference of investors globally.

EL mercado inmobiliario resiste a la crisis

Alberto Díaz, Managing Director de Capital Markets en Colliers España apunta que  “el sector inmobiliario resiste a la crisis y los inversores están preparados para incrementar un 50% sus niveles de inversión" en 2021, tal y como recoge un artículo de la web especializada idealista.com.

Los activos que por los que muestran más interés suscitan son las viviendas destinadas al mercado de alquiler, así como aquellos "donde se ha incrementado la demanda o se ha evidenciado la necesidad de nuevos desarrollos".

Otro dato importante que se extrae del informe Global Capital Markets 2021 Investor Outlook es que "el 67% de los encuestados en la Región EMEA (Europa y Oriente Medio) y el 88% de los inversores en EE.UU. aseguran estar planificando su próxima inversión para el primer trimestre de 2021".

Consolidation of the real estate market in 2021

The online magazine InmoNewsalso recently published on its website that "investment in housing as a safe haven" will be "a booming trend in 2021".

This is mainly because "the purchase of real estate is presented as a safe, profitable and revaluable investment".. 

Anna Puigdevall, treasurer of FIABCI Spain and general manager of the Association of Real Estate Agents of Catalonia (AIC), also points out that "more and more families are opting to buy a home with their children in mind"..

If the investment is made in "the place where to build a life project and which will be profitable in the future, the economic effort in this respect is worth it", says Puigdevall.

New buyer profiles in the real estate market

This crisis of the COVID19 has provoked numerous changes in all sectors, but in the case of the real estate market it has led to the emergence of new buyer profiles that until now had focused on the rental segment.

Puigdevall sums it up by saying that "young people are beginning to see how they could get a return on their money as opposed to renting" because "young people are beginning to see how they could get a return on their money as opposed to renting" due to the fact that interest rates are literally at rock bottom.

Millennials are beginning to prefer that "the monthly payments are not non-refundable but rather to obtain a property".
